Tip #1 .
. It is recommended that you visit or call a lending
institution to reserve an interest rate, and, request for a pre-approved
mortgage amount. Ask your lending institution on how
much of a down payment they require, payout terms, and policies on the
event of transferring a mortgage to another property. In B.C.
there is a 1% property transfer tax, unless you are a first time home
buyer. See below for phone numbers of two financial institutions.
Tip #2
. Contact us to purchase a property
in our area. Choose a realtor that knows the area well. Kathleen grew up here and
our volume of sales in the past few years has been very high due to a
lot of happy homeowners that purchased through us. We know homes that
have been for sale in years prior, and prime real estate locations ideal
for resale. Deal with realtors that know the real estate market in
their area, it is the biggest investment in your household.
Tip #3
. Call us for no-obligation shopping.
While shopping for a home, take time out to sit on the couch,
at the kitchen table and backyard for a few minutes prior to writing an offer.
Tip #4
. When considering to purchase a
home, make a list of things to change, improve or fix.
Compare this to other homes for sale in the neighbourhood. The
price of the same home in two years should be considered before you
purchase the home. For example, a foreclosure may look attractive
in price to you, but, what will the cost of fixing it up be to you when
comparing other homes on the market.
Tip #5
. Purchase real estate with 2 or 3
years in mind, what is your personal lifestyle goal in the next few
years. Do you want to live near a park, will you require no
stairs, are you thinking of a pet, or enlarging your household?
Think ahead.
Tip #6
.
The few things that mean the most to you - we want to know about them.
Name five things that you would appreciate in a new home, they may not
line up with what your spouse, partner, or children say but that's okay.
Hobbies or sports may be a part of what home you purchase.
Tip #7
. Buy a home that has more attractive
homes on the street. It will bring up your value. A home that is
the most expensive on the street can be difficult to assess the value
years later.
Tip #8
. We always recommend a
professional building inspection, site survey, well test, septic test
and chimney test if applicable even if you have a friend in the
construction trade. There is a list of providers below.
Tip #9
. Enjoy your new home.
Home is where your heart is.
